The real estate economist previously headed the parking systems department at Stopa and previously worked in business development at parking space manager APCOA for almost nine years.

Parking systems are cost-neutral in life cycle considerations
“In the past, project developers often focused on the short-term exit and therefore also on the production costs of parking spaces. Today, developers are increasingly developing for their own portfolio. If you look at the entire life cycle, the construction costs of parking systems are amortized due to the reduced operating costs, among other things, while their numerous advantages come into play,” says Lembke.

Ongoing costs such as winter maintenance, lighting, cleaning and personnel are significantly lower or non-existent with parking systems. In view of the persistently high cost of land, the systems’ lower land consumption alone ensures savings. In addition to the purely monetary benefits, parking systems reduce traffic searching for parking spaces and thus also emissions and land sealing. At the same time, they increase the parkers’ sense of security thanks to direct access to the bright, barrier-free transfer area. The use of parking systems minimizes the risk of damage and accidents, as human error when entering and exiting parking spaces is virtually eliminated.

In addition, the e-charging functionality can be intelligently controlled in the parking system, thus also facilitating the corresponding grid supply of properties. At the same time, this significantly increases the number of charging points compared to conventional parking.

Suitable for new and existing buildings
Parking systems are ideal for new-build projects as well as for developments in existing buildings. Thanks to the wide range of possible applications, projects can be realized that would not be possible with conventional parking solutions. Areas that were previously unusable can also be used for this purpose. References already installed and active include parking systems in historic buildings in Spain or Portugal as well as in new buildings in the USA.

Different variants for numerous applications
stolzer has five basic variants of parking systems, which can be individually adapted and in some cases combined. A distinction is made here between semi-automatic systems, which expand the available parking spaces to up to three times the number of parking spaces and in which the vehicle is parked directly on the platform without a transfer space, and fully automatic systems, in which the car is driven onto a parking pallet in the so-called transfer space, which is then moved to its destination together with the vehicle. then moved to its destination together with the vehicle.
